Shop Leases

Here are some answers to your frequently asked questions:

  • Retail units are marketed for Stafford and Rural Homes by commercial estate agents, who recommend rent levels according to market conditions.
      
  • The terms of a shop lease are negotiable with us before you move in.  Click to see a sample lease agreement (PDF)
      
  • The lease is normally for a period of three or six years
      
  • The lease specifies what can be sold in the shop unit.  A "change of use" would need consent from us and consultation with neighbouring businesses and the Borough Council Environmental Health and Planning services.  Planning permission is required in some circumstances.
      
  • The terms of the lease, including the rent paid, will be reviewed with you every three years
      
  • You could assign the lease to another person who become the new tenant of the unit on identical terms and conditions.  Our consent would be needed and your account with us would have to be up to date.
      
  • Maintenance and repair of the interior of the retail unit is the responsibility of the tenant, and the exterior is the responsibilitiy of Stafford and Rural Homes.
