What is a defect and the 12 months defect period?

A defect is a fault within a newly built property that requires repairing/rectifying.

New build properties carry a ‘12-month defect period’ meaning the Developer is obliged to repair a variety of faults in the property should they occur.

During this period, you can report defects to Stafford and Rural Homes (SARH) Customer Services Centre. SARH will report the defects directly to the Developer to rectify under the development contract. The Developer will then liaise directly with you to make appointment arrangements. At the end of the 12-month defect period, SARH will contact you to arrange an appointment for an ‘end of defects inspection’ to ensure all defects have been rectified.
